NEW -> Contingent Buyer Assistance Program
Went to pre-school through Grade 12 in Palos Verdes. Similar to Irvine with good schools, half Asian/half white, safe, etc. But location wise it's more like Laguna Beach, far from everywhere, jobs, restaurants, stores. Would not recommend unless retired or work from home.

Depending on your friend's budget. I'd throw San Marino into the mix. It's next to Pasadena but much nicer. Highly rated schools. Lots of mature trees. Many older homes with character. Tree lined streets. Large lots. Definitely on the pricier side compared to Irvine. Houses easily run in the $900/sqft range.

I agree. San marino is a really nice place to live. I grew up in both irvine and san marino .  Safe neighborhoods good school, good location , beautiful mature trees , classic homes that all look different, solidly built
 
I would go Pacific Palisades or Malibu

I would say Pacific Palisades or Malibu would be the best because of the waterfront views!  PV has water front but far away from everything and near San Pedro.  PP and Malibu, especially if he has the $ to build a custom home
 
There is so much more in just the physical attribute of the site. The amenities is huge in making the location. Take Irvine for example the property sucks but the convenience and amenities compensate for it. Personalities, ethnicities and cultural background of your friend is extremely vital in finding that perfect match. The information disclosed is inadequate so far for me to give you a fair recommendation.
 
Tell us what city he works. (If not we can't help you)

That's like asking what type of vehicle you should get with out disclosing if you have kids, if your single or married.
 
Alright guys, it's really me.  I made millions playing blackjack at bicycle casino and just need to diversify my piggy bank into real estate.  Still commute to Hawaiian Garden daily.

All I read is that his "work" is closest to Irvine yet he doesn't want to live there because of no custom housing (shady cyn fully built?) and also looking to custom build it

Based on 3X, pacific palisades or Malibu.  If he's willing to drive that far. Or uber. Or helicopter.  Rich guys, sheesh

Perhaps the questions people are asking you are giving you a clue as to what's important to them when they are buying a house ;)
