Saw three SFR in Harvard square area in the market, 2 are pending already, one is in the market.
Though pricing is cheaper than Columbus Square, it is pretty expensive for Harvard Square?
Thoughts about the area? Collective wisdom?

I like the lot sizes of these homes but not sure of the pricing.http://www.redfin.com/CA/Irvine/2-Wyoming-92606/home/4680118- $898K

Here is my view on Harvard Square:

Pluses:
+Gated, all detached SFR community
+Central park with HOA amenities with pool
+Some large homes and large lots

Minuses:
-Way too close to the Freeway (think noise and pollution)
+/- Older home floor plans

For me, the proximity to the freeway is just too much of a negative to consider the community. It is too bad, since there are some really nice homes there with huge lots. Obviously there are many people who disagree with me and don't mind the location.

True - it is very close to 5. Some homes more than others.

Yeah - the lots are great, some of the bigger ones in Irvine. A similar lot in Westpak or Woodbridge would easily be in the $1.1MM and above range.

I have been watching this community too.  The prices seem fair in comparison to other places around Irvine.  I'd like to get in and see how much noise pollution there really is.  (My wife grew up less than a mile from the 91) and it's not too bad or noticeable.  I do like the lack of immediate accessibility to the 5 to prevent the drive by burglaries.

The one on Jersey and Nebraska does seem a bit too close to the freeway even for me.  I think a nice backyard fountain may help the tire noise, but the honking noise may never cease.
