Hey guys I know this blog talks about the Irvine area but I had a question regarding Anaheim. Has anyone heard of the Harbor Lofts? Its a new developement on Lincoln and Harbor. Anyone seen prices in person or heard anything at all? Also, how do you all feel about lofts/townhomes as an investment, do you think these prices will fall same as single familes?

I got this info from the website

One bedroom lofts from $399,950

Two bedroom lofts from the low $400,000s

Two-story townhomes from the high $500,000s

Transitory housing (stuff you wouldn't live in long-term and raise a family) is going to be destroyed. These units will fall to their cashflow investment value which is about 120 times monthly rent. If the HOA fees are high, they will fall even farther. Don't be surprised if these prices decline 70% over the next 5-7 years -- unless of course you think a one bedroom in Anaheim can be rented for $3,333 a month...
 
it's Anahiem, I don't care how new they are but that name alone drives down the price.

these will be the first to go in the decline, i would say more like 3-5 years at the most

7 years and stuff will be turned around again, i don't think the pscyhological shock like that of the 90's will play THAT huge of a role here.

people learned, if only a little, they still learned.
 
I visited Chapman Commons in Garden Grove earlier this year, it's probably similar to this Harbor Lofts project. IMO these projects are trying to simulate downtown Fullerton redevelopment success, but probably won't be as successful.
 
justin, the lofts are around 1550-1700sqft, plus an extra 600sqft of commercial space on the first floor.

actually i looked into these as part of their affordable housing program.... they were selling these babies for about 275! brea's program is WAY better than irvine's. they help buyers in the form of a silent second mtg. and you're not restricted on the resale price like irvine/tustin is; you just have to cut them a portion of the profit relative to how much they helped you when you bought it.

im excited to see how these turn out. ..its right down the street from downtown.

momopi, did you go to the carwash on imperial and brea blvd? the lofts are two blocks south!
 
I drove by the Brea loft building site, but didn't go in for a visit. I think the sales office won't be open until later this month or next month. I get my car fixed at Jax Auto across the street from there, but don't use the car wash nearby. I use the car wash by Lambert & 57 FWY because it's closer to my work.

I've seen several recent developments with commercial space under residental, in Fullerton by Malvern & Basternchury, and Downtown Fullerton near the rail station. IMO the tract by Downtown Fullerton isn't that great because it's kinda concealed from Harbor blvd and next to the rail tracks. If it faced Harbor Blvd, I think the offices would be far more attractive and you could run a little specialized boutique shop as a hobby.

Personally, I prefer Downtown Fullerton over Downtown Brea. Fullerton gives me a better "vibe", plus I graduated from Fullerton College & CSUF. It's near rail station, 91 FWY, 57 FWY, major retail outlets (Costco) by Harbor & Orangethrope, decent selection of restaurants, and a little bit of night life. On the downside, there's no supermarkets by Downtown Fullerton, and most of the housing near it are oldish, except the rental apartments.

Downtown Brea, on the other hand, only has access to 57 FWY nearby. But the development is newer and you have many choices of recently built housing avail. There's also a major shopping center and mall nearby. Compared to Harbor Lofts, I think I'd gladly opt for Fullerton or Brea over Anaheim. >_<
 
I have visited the sales office 3 times back during late winter/early spring. They keep saying they will have prices next time. But never did. So I stopped visiting. I do remember, also, that the prices did not include walls. So walls would be consider an upgrades =). Furthermore, didn't like the "catwalks". The best way to describe it is outdoor hallways. Meaning as you walk to your units, there's no protection from the environment. So when it rains, good luck. But then I think the bet is. It doesn't rain in California, so why care?...hahahaha.
