Framing in Stonegate

While driving on the 133 yesterday, I noticed that there is a lot of construction work going on in Stonegate.  Framing is almost complete for what looks like soon-to-be model homes.  I could spot three different neighborhoods being built, with one model home because build right on Groveland.

I was at Los Altos this weekend, looking at the final phase of the project.  I actually like Los Altos Plan A since that's one of the few mid-low 400k new homes I can actually afford.

I asked the rep whether they were planning on building Los Altos in Stonegate as well, since I don't want to be that close to the 133.  He said that there were plans to build Los Altos in Stongate proper, but that they would be detached products and therefore 50-70k more expensive.

Part of me thought that was just a scare tactic to try to get me to buy in Stonegate East, so take it with a grain of salt.

There are three clusters of models going up right now in Stonegate...maybe one of them is it.
 
If framing is already up, I need to adjust my TIC vs. Lennar timeline. It looks like Stonegate will be one of the first up for 2011, before Laguna Altura and Cypress Village.

Framing seems close to complete.
 
I was told by a sales lady at Stonegate East that they will probably be selling in Stonegate proper by spring of 2011.  That would be in a couple of months?

He told me that they would start pre-sales in 3 months and that the model homes would be ready in 4 months.  Again, grain of salt.
 
That's one symmetric looking neighborhood.  It is more repetitive than porn. 

If I was drunk and were to be dropped off at the corner of Sand Canyon and Spring Meadow, I guarantee I would not be able to find the house (off visualization) I am looking for. 

 
Hello Everyone.. I am new to this Blog....But i have been following all of you for a while now....

So i thought i should throw in my 2 cents on Framing of Stonagate.

From the framework and the Sq footage of it..it looks like the detached condos over there are going to be Capistranos and not Los Altos. Plan 1 and 2 have exact same sq footage as Capistrano Plan 1 and 2.

It will be interesting to see how much premium they charge for being a detached property.

 
I agree with you that Irvine is Over rated...but since I recently bought a home in Irvine...I will call it awesome for a while until I start making my Morgage Payment... :)

By the way I have been reading this blog for a while now...so special Hi to IrvineHomeowner, iphp, USCTrojanCPA, qwerty, IndieDev and ofcourse you Starlighteast...you guys always have good and fun discussions....I will try to keep up with you all...

Congrats on your recent home purchase and please feel free to participate... can I ask if you went new or resale and what prompted you to purchase at this time?
 
I bought a new home..its in Stongate East....we loved the plan...and the time we booked our home interest rate was 4.25...its 4.75 now ...so its bummer....

I just bought in Capistrano plan2 too  ;D  Saw the framing come up in Stonegate a week after I signed,  not that it would have made much of a difference.

how can you tell the square footage by just seeing the framing?
 
I bought Capistrano Plan 2. its 1900 Sq ft...for 565K....

New Stonagate detached condos looks like have the exact same framing ...windows are the same....
So i think they will have same plans as Capistrano in Stonegate East....only diff is that these will be detached...and stonagate east are duplexes...
