Well, your backyard neighbor is the 405 freeway so I won't draw too many conclusions based upon where this home closes.

I wouldn't buy or rent this house even if it were free--they would need to pay me to live that near the 405.

$425,000 for -10 years off your lifespan. Sounds like a good deal.

I'm not saying it is a great buy, but in the months I've been following redfin keeping an eye on price I've never seen anything posted so low.  Places next to the freeway were on the market back then too, only they were priced like $30~$50 more a square foot.
