Fee Simple (own land) or Fee Lease (lease land)???

Still deciding on a townhome in Trailing Vines, Irvine 92620 built in 2005 & a SF home in the Racquet Club from 1970? Does anyone know if these are land own or land lease?

Shoot me over and address for both in a PM and I'll verify it for you, but I'm thinking that the homes over in the Racquet Club are fee simple (not sure about the townhouses but I'm thinking the same thing).
 
I don't know if you have kids or not but the Raquet Club tract kids go to Brywood Elementary. My kids really loved their time at this school.
