Fair market rental value for Dana Point/Laguna Niguel condo?

IHB-ers,



My wife and I are moving to a rental in Irvine, and have put our Laguna Niguel condo up for rent (our partner -- who owns 50% of the unit -- refuses to sell, or we would have dumped the unit some time ago, so we are stuck as half owners).



Looking for feedback on fair monthly rental rates. It's a 2 bedroom, 2 full bath, 1800+ square feet, upstairs unit, vaulted ceilings, attached 2-car garage with overheard storage, newer FAU/AC, 1 mile trail walk to Salt Creek Beach in Dana Point. It's just a bit inland from the St. Regis resort, site of AIG's infamous, post-bailout "retreat." Built in 1985-ish, kitchen/baths NOT updated. HOA finishing up re-doing all exterior balconies, trim, with roofs and paint in the near future. HOA also currently doing a complete overhaul of the neighborhood pool and tennis court. Great school district, John Malcolm elementary within walking distance, and Dana Hills high about 2.5 miles away.



It was last rented out between '04 and '05 at $2,300/month. Down since then, obviously. Neighbors in similar units have been getting between $2,100 and $2,400 depending on size and amenities.
