Duplexes in Northwood II

Welcome, IrvineMom.

If you type the property's address into the search bar in the top right of your screen, you will come across some threads about this property. IrvineRenter also profiled it on the blog a few months back. You can view his post here.

Regarding how you fit 4 bd / 4 bath in this home... you can look at the floorplan for the Bella Rosa tract here on IrvineRealtor's site so you can see the layout.

She is moderating 24/7. That is true dedication. She will know immediately when you misbehave so keep up your good manner.

[quote author="IrvineMom78" date=1253236860]Does anyone have any opinions about how the duplexes in Northwood II compare to the smaller SFRs in Woodbury?

Some of the info on these listings seem weird...this one has been on the market for over a year? And how do you fit 4 bed/4 bath in less than 2500 sq ft?

Any insight anyone has about the community or floorplan would be much appreciated!

Be sure to ask the Realtor for the Northwood II property about NWII's lawsuit vs. TIC Development Co. and find out what impact it may have on future HOA fees (lawyers don't come cheap) and the nature of the claimed defects.

I'm not sure it's been discussed before, but it was something I saw in passing. A search of the OC Superior Court website (which is so nested I can't link it, I don't think) shows the following:

NORTHWOOD II COMMUNITY ASSOCIATION VS. IRVINE COMMUNITY DEVELOPMENT COMPANY LLC

Case No. 30-2008-00224297-CU-CD-CXC

Does the link work?

Ooh, construction defect, eh? Cool, thanks Eva!

(When you guys use the link, click "accept terms" then click "search" - the case # is already entered and it will take you right there.)

Wow, what a messy lawsuit!

Everybody is dragged in to this litigation: developer, builders, civil engineers, landscape architects, landscape contractors and etc except for the architects. I have to assume the issues are site and ground related.

I would not look there knowing the potential ground related issues. It could be defective foundation, slab work, irrigation, drainage and a bunch of ground related issues. I certainly hope land settlement is not in there.

I wonder if the lawyers are soliciting homeowners across the street in Woodbury to file a similar class action lawsuit since they invested enough time on site research?

You are a far more generous soul than I. My first thought was, "Severely underwater on your home? File a CD lawsuit!"

I have no clue as to the issues or merits of the case, but I thought it was interesting that it is taking place in a peak bubble neighborhood. Of course, all the homeowners who signed up now have to disclose it when they sell, causing a greater devaluation, I would think.
