I have to wonder how accurate these MLS listings for new homes are.
I know for a fact that one of these homes listed as being available did in fact close over 3 weeks ago, as I have actually met the owner of that house going in and out (not mine, BTW)

 
does anyone know the range of builder concessions being offered on some of these quick move-in homes?  I'm assuming you can factor that value into the listing price as well.

You mean some real estate agents are lazy? Happens all the time. Do a redfin search for the known closed "active" listing and see what they say. I know of one listing which had a price increase at the site last month (added some more upgrades) but the MLS listing still hasn't been updated.

Vista Scena is really not selling well.  They consistently have quick move in inventory.

According to various builder's web sites, here's what I found for quick move in homes:

Palo Alto by KB Homes in Stonegate - 2
Willow by KB Homes in Portola Springs - 1

Better if you work with an agent, some of the concessions come in the form of larger commission to the agent, and also, since it's listed, you can submit an offer and all that jazz...
