I'd happy pay a 100% premium to live in Irvine.

If a house was $300,000 in IE, I'd pay $600,000 for same house in Irvine at this time.

However, I do consider parts of IE to be premium, such as being next to DVL (diamond valley lake) with a boat in the driveway. That would be desirable to me too.
 
I'm thinking more along the lines of Irvine vs surrounding communities. There will always be house-crazed people who will commute from Moreno Valley so that they can afford a McMansion. I'm wondering more about Lake Forest, RSM, Tustin, etc.
 
My inlaws used to live in Moreno Valley. In the early 90s squatters moved in to the vacant homes on their street and no one cared. They would turn on the utilities, live there for a while until it became too trashed and move out. I wouldn't be surprised to see this happen again there.

YES ! we can be gypsies !! I can provide security, you can set up the network, eva can suggest the wine, maestro can let us know when we can score a great mortgage rate/terms... awgee and graphrix can help us invest our pennies and provide sound tax advice/strategy....and it goes on. Ya know, last night in the Think Tank (garage with no music) I was pondering the IHB Reality Show. Five housing bears in a rented, underwater McMansion. For proper drama we need a bad boy, a yuppie, someone from the wrong side of the tracks, a starving artist, and an alchoholic.

Yes, I need music down there, pronto.
