It's cool. BK has a bit of a language barrier, and the regulars around here have come to understand that. Keen may not be the best word, but BK is one sharp cookie. He knows his stuff, especially about demographics and how the neighborhoods can have an effect on that demographic.



BTW, most people around here will say that the East Side of CM is a cool place to live. Those that don't, also think that because Floral Park is in Santa Ana means it is a dump.
 
I'm seeing alot of stores on Harbor Blvd. close their doors. And there's alot more graffiti in the buffer zone over in Santa Ana. Taggers are bored and looking for something to do.

I never said it wasn't... I actually do want to live on the east side, I love it there.

You don't hear much of any crime on that side so I just posted an article.

It takes a while for the bank to even send out a notice to vacate. Hell, the tenants may have worked out a deal to rent it until the bank sells it. Give it another 60-90 days and I bet it will it will be on the market as a REO.

This is one of the fastest go to auction, move out and then be listed that I"ve ever seen. I know a lot of you poo poo this part of town, but this little enclave isn't bad and this is actually quite a nice street for the area. It's not a bad price for a starter single family. I think Tmare mentioned that her brother was looking for a decent lower priced SFR. If $350K is considered affordable to him, it might be worth taking a look at

Looks like they're supposed to be out by the 24th - 5 days from now. No idea when it will be listed and for how much. The bite in the ass is the guy losing the place is a mortgage broker.

I somehow missed this post, do you know what this one sold for? Keep your eyes open stepping_up, although I think my brother is more interested in an Eastside or North CM location. For some reason I think he'd pick any area in CM except this one. I'll have to check with him about that though. Not sure about the area around Rea, is it any better now than when I was growing up? I grew near Placentia and Wilson (Freedom tract) and that area (west of Placentia) might actually work also. It's so hard when you only have memories of what the area was like 20 years ago. He says he has just got to get out of Irvine ASAP.
 
This particular enclave is not bad. It's certainly not white collar, but you don't really have to worry about your car or house getting broken into much less getting shot. He might be open to this neighborhood on the west side of placentia. Something is fishy about the price on this though and not calling it a short sale
