At $820K it is definitely a good buy although I would only buy corner lots because the backyard is too small otherwise.
IMO OH is better than Stonegate and Corte Bella plans are better than San Mateo's. 1800 sf resale homes in Stonegate are getting close to $820k these days and it doesn't even have a office/bedroom downstairs.

You can easily end up spending $950K after upgrades and landscaping. That's $528/sqft
