What if Parents started to see their children's tuition costs no different than the way Real Estate Investors evaluate their investment deals?
Below is my analysis on each university and its respective CAP rate / ROI.

Does the Avg Ye in your chart mean average years to graduation, wouldn't that skew the #s assuming all 4 year average #s, your costs for 5 years and loans for 5 years would go up?

Yes, that is the average years to graduate, but the tuition is based on 4 years of college. I am assuming you referring to Georgia Institute of Technology as the average years to graduate is 5 years.

For Georgia residents, the hope scholarship covers 4 years of tuition if your son or daughter maintains a 3.0 GPA. With this scholarship, the 4 year cost to send your child to Georgia Institute of Technology will be $70,000 for 4 years vs $115,000 which increases the ROI.
