You never know, they could be really stupid and have hired Pat Veling and believed his data was appropriate for thier situation.
 
Nice house but is a re-use of plan 3 at La Cima Turtle Ridge. I am surprised to see Laing Luxury recycles plans. The location can not command this kind of price.
 
that same tract as la cima in turtle ridge by laing. it's the most expensive tract in TR. that particular model is the plan 3b which was selling for $6M at the peak in TR. i don't know why the option of the staircase even exists. it is ridiculously FUGLY. it's boxy, empty stucco space that you can't really do much with. they should offer that as a negative option -- if you choose that option the builder has to GIVE you money BACK. who wants their multimillion dollar home to look like an apartment complex???

the model without the staircase isn't much better. reminds me of the red hotel in monopoly. it's literally how a 5-yr old draws a house, 4 straight lines with a slanted rough.

on a side note, i walked by the plan 3 model in TR a while back and noticed there were about 50 pairs of shoes outside. the cul-de-sac was empty so it wasn't guests. you can take the chinese out of the countryside but you cant take the countryside out of the chinese... even when they buy a $6M home.

The sofa is protected by plastic covering and aluminum foil wrapped around burner pans.

Wow that is impressive info. The plan at Calabasas has a different second floor and a deck off the master bedroom toward the rear. You are right the elevation is almost exactly the same. No italian elevation at Calabasas. How did you know that?

This is the same floor plan as Sea Point in Crystal Cove (different elevation at Sea Point, though). Some one from Laing told me that this was the least popular of the Lucia floor plans.



Also, I think I had posted in one of the other threads about a question I had asked the Laing rep about multi generational families (this plan is available with a second "caterers kitchen", as well as a second master suite), and she was skillful in that she never eally answered the question.



As to the shoes outside the door, they could be from Michigan!
 
It's easy because we lived in the Oaks of Calabasas, every day we walked pass the Laing homes on the way to see the sunset, and we would see that exact elevation with the stairs leading to the upper level unit.

Fumbling, are you getting more visitors and paparazzi to Calabasas since the reality shows with the <a href="http://www.eonline.com/on/shows/kardashians/index.jsp">Kardashians</a> and <a href="http://www.eonline.com/on/shows/deniserichards/index.jsp">Denise Richards</a>? It looks like a beautiful area.
 
MODM would probably be able to clarify better, but on that property I see a 1st loan of $2,382,100 (70%). No second at the time of purchase. Not in foreclosure (yet?).
 
We have been getting more visitors to the Commons shopping area and local eateries like the Sagebrush Cantina but I haven't noticed paparazzi even though there are celebrity sightings. I've seen Jessica Simpson and Nick Lachey at the Marmalade Cafe (my kid started hyperventilating so I turned around and saw them at the bar) and Ming Na of ER and Joy Luck fame at the Corner Bakery, and in the Oaks I've seen Stuttering John at the clubhouse and Captain Dan (Gary Sinise) getting picked up by a limo. My kid also pointed out to me the Kardashian's clothing shop Dash in a small shopping center with the U.S. Post Office, and I've only seen visitors taking pics in front of the shop. So still a nice area without paparazzi as far as I can tell.

My husband and I have been taking mini vacations lately exploring different parts of California. We'll have to add this area to our list - it looks like a beautiful area.

That explains it! The outside stairs elevation was inspired by the outside staircase at the Four Seasons Biltmore in Santa Barbara. There were 2 iconic features borrowed. The circular turret of the plan 2 and the outside stairs of the plan 3 at Calabasas.



The homes in Calabasas has different floor plans than the OC plans but the exterior elevations having the same iconic features are perceived almost as identical. The floor plans at Calabasas has a full blown stepped down theatre screening room next to the entry foyer. Because of the porn industry in the valley the theatre located at the front of the homes are for the porn industry people. Contrary to most homes the home theatre is often located in one of the converted bedrooms near the family activities. These homes were designed with adults in mind. The screening rooms also featured concession stand and private directors control room with one way glass and view of the theatre velvet seating with full reclining capability. There is a full bath in its adjacency as well as convenient access through out the formal living room, dining room, wine room and spa for the grown up activities.



The children are segregated to the upstairs completely isolated from the activities of the formal rooms. Now that I described the floor plan it is definitely not OC. Behind the Orange curtain similar lifestyles may exist but it is not as open and liberal as the Kim from the valley.



The outside staircase was there for children to get to their bedrooms at the second floor without crossing over the formal adult activities at the lower level. The lower part of the staircase blocked the opportunity of windows for the room right behind it. The location is ideal for the private theatre having very limited windows adjacent to the entry door. See photo above.



I bet you all are anxious to see the floor plans.
