Buying in Baker Ranch for investment property?

Hi everyone, cool site here.

Im looking to buy a something out in BR possibly at Parkview for investment, possibly use it as a rental and maybe sell it in 6-12 years when the area is more developed and hopefully prices increase a bit.

Who knows if this will ever happen but i have heard that BR could be the next coto. seems like a stretch for now but the area is nice and not fully developed it. 

Is there an issue with the motorcourt layout? I like that they are standalone homes and the layout is nice as well as the design of the home and its made by toll. Those of you with more experience in the area, what are your thoughts on property value increases?  i know the lots are small here but it seems that that is the norm these days so maybe a non issue?

Someone i know bought a house in irvine as an investment, like those 4 homes attached in one and the prices never seem to go anywhere and if they do they just all move in lockstep with each other so pretty much it ended up being a rental. 

I know they are a bit overpriced but if everything prices out high in the area, it shouldn't be too bad.

because they are white.

also, there is a world outside of irvine, believe it or not. besides, not all renters have kids. they could work in south county or the spectrum. there was lady i ran into about a month ago looking at a house in the neighborhood, she mentioned she really liked the diversity of the elevations in columbus square vs irvine as well as the central location, i brought up the shitty schools that CS is zone to, she said it wasnt an issue because her kids would be graduating beckman (which is is TUSD as well) in a year anyway.

because believe it not, some people actively do NOT want to send their kids to IUSD schools.

one question for you. i may decide to even live there myself for a few years since we have projects going on in south county...i know its a motorcourt driveway and im buying one in the back, but it does have a concrete part where u can park 2 cars...Are you allowed to wash your own cars on your own driveway?  whats the policy on car washes?

i was told it might not be allowed and this could be a deal breaker for me...buying a 800k property and not being able to wash your own car...car detailing is a hobby of mine so no way i can go to a car wash car wash

not me really i dont know much about coto...just a few people have told me...im more interested in seeing property value increases...i dont care what they call it....as long as i get appreciation
 
The City of Lake Forest has a no car washing rule (Ch 15.14 - a "Green" rule, has nothing to do with water conservation). 
 
Does anything in BR break even with 20% down?  When we looked, we would be losing a few $100 a month and no where near rental parity.

I'm more bullish on Greenwood at Tustin Legacy than Baker Ranch. They'll have some in the $600K range soon, might be worth checking out.

Thinking it over. I think Baker Ranch might be better buy.
