Several builders went bankrupted in the past years, say Lennar and ex-iPac (previously CalPac?). Do owners lost their warranty of the home? Does that mean if you buy a new home from NHC or iPac, you take the risk of this?

a bankruptcy either discharges existing creditor claims or restructures them. Assuming they reemerge out of bankruptcy i would think if and when you file a claim they would/should honor it, that obligation did not get discharged/restructured as part of the bankruptcy. The risk you are thinking about involves the builder going completely out of business, which is possible with any builder at any time.
