Broker co-op?

I am looking at some new homes that have a broker co-op agreement with someone I know.  My question is what is the typical percentage for a broker co-op?  The normal 3% or something less than that?

Depends on the builder.  They generally range from 2.5% to 3% but some builders will off a flat dollar amount like $10k or $15k.
