Those are good suggestions, but in real life the actual words are more subtle.
"Prices have come down a bit. Inventory is up. Seller are motivated. Prices will probably not come down much further and it is impossible to time the market, so if you are serious, you shouldn't wait."

But, I am getting hoggish here. I need to let others contribute and the thread is up and going.
