From Eastwood to the 405 is probably 15 minutes down Jeffrey. Even from Eastwood to the 5, Jeffrey and Culver are not fun during high traffic times.
I agree in terms of new (non multi-million buck places), I'd go with Woodbury as my favorite overall village, followed closely by OH. Eastwood beats Stonegate while BP / PP need more time for that area to beat it out, but they do have some major pluses if you want bigger lots, etc, obviously to counter, higher tax rates, and a little bit of unknown in terms of how and when things get built out (always a risk, especially for anything non TIC).paydawg said:Sorry but Woodbury is better than both EW and BP....closer to the 5, WTC, and everything else.

honestly the more I look at homes in irvine the more I prefer non-TIC developments. 5P has gone a different route and as a whole I feel the neighborhood looks better/diverse/more interesting (vs. rows and rows of motorcourt or segregated communities)
but that melloo-roos in BP...
