Areas in Irvine with no mello roos?

older resales, or hidden canyon for brand new, that's pretty much it...

Newer resales would be lambert ranch and some odd William Lyon tracts around university and Woodbridge
 
There are several areas with no or low Mello Roos....

Northwood (old part)
Westpark I (homes built in the 80s)
Woodbridge
Walnut
El Camino
Orangetree
Turtle Rock
University Park
Northwood Pointe
Lambert Ranch
West Irvine

Hidden Canyon has relatively low mello roos but it does have one.

This is unthinkable.  What's next, are you going to let Mission Viejo residents post in the Irvine forums as well?

Tustin started it.

And honestly almost all of my neighbors in BR are ex irvinites and we all compared BR to PS and PP when looking last year. It's not Irvine but it's close enough...

If you want in so badly just quietly move back into Irvine. We won't judge. Many have made the same mistake.  ;D

Meh. The only Irvine neighborhoods I'd move from BR for are HC, Shady Canyon and Quail Hill. It's those or Newport Coast, CDM or Laguna. Everything else is close enough to not matter one way or another.
