Are builders flexible with closing dates?

Would a builder allow me to defer the closing date from end of Dec this year to end of January next year?

Yes, but you will need to pay a penalty, it's listed in your purchase agreement.

I'd look to see when the builder reports their earnings, assuming they are a public company. Those reporting dates are a big factor in when you can close. For example, some builders FY end is October so closing in January may be no issue. Only a Per Diem may be charged. Others might report as of December 31st and a big deal if you don't close as per contract.

Knowing this data can help before you go in and chat with the sales staff about the builders sensitivity to granting an extension.
