Anyone familiar with Portisol homes in Woodbury (Rising Sun, Waterspout etc)?

If you are familiar with these homes, you must know that Plan 1 is a 3BD/2.5BA 1,700 SF two story home with a 3,700 SF lot. I stumbled upon this Plan 1 home which appears to be rebuilt into a 4 BD/4BA 2,500 SF home. Its a rental. Something seems off though. If there is an actual expansion which added a 1st level bedroom, 1st level full bathroom, and sounds like there was an expansion in the 2nd level too (based on the description maybe a loft which they refer to as the family room?), I dont see how it was possible since they didnt build up or out (and it would be very strange if they built out when lot size is only 3,700 SF) . Have not seen the home in person though, so just going of the pictures but would love to hear thoughts and if you have seen something like this done.

Looks like they expanded the back of the property at a minimum. Would be interesting to see this property in person to see what they really did. It's pretty rare to see this vintage property get this level of renovation.

if an expansion was done in the back of the property, that would have eaten into the backyard space which is a tough pill to swallow when lot size is only 3,700 SF. The pictures are not very clear but the backyard space still looks decent, so not sure if expansion was done in the back but maybe with the home being a corner unit, the backyard looks a lot bigger than it actually is? agreed will be interesting to see it in person.
 
Actually, the front of the house also got pushed out beyond the garage. That's where the extra bedroom is coming from. You can look at the google street photos and the current photo of the front. Looks very nicely done.

Good catch! Yeah if the backyard was not made smaller and if the front of the home was expanded for the additional bedroom and the conversion of half bath to full bath, then it is a nice idea. While I have not seen that done in Woodbury before I’ve seen it done in other communities. Especially when you have a craftsman style home with a front porch, I’ve seen it enclosed and a bedroom created. Same thing with a balcony in the 2nd level. I’ve seen it enclosed and converted into a bedroom.

Yep... that's where they got the bedroom and the 2nd floor loft space.

Interesting someone would do this type of reno but they probably locked into a low rate (or own outright) it made sense to just expand it than to rebuy (something we are thinking about either loft, reno or ADU.

Yeah I was wondering why would they do that and if the juice is really worth the squeeze. Because a 4 BD or a 4 BD plus loft homes are not that scarce of a resource. Plus when renovations are this extensive and you are adding value via an additional bedroom and ~700 SF, wont there be a reassessment for tax purposes? If taxes are also going to increase then might as well just buy another home that’s a 4 BD home to begin with right? I also see Portisol homes with 4 BD or the plans with a third floor bonus room on the market quite often. There is one- 40 waterspout on the market now.
 
Even if reassessed taxwise... still cheaper than buying a 4br/3ba over expanding your 3br/2.5ba.

And even if not scarce, for rental (or purchase), more people are looking for 4br over 3br (and downstairs br especially).
 
If there is a reassessment, it's only on the value of the additional sq ft added. The effect of the reassessment will be much less than purchasing a similar property at full price.

The 4bd with 3rd floor bonus room is a horrible configuration that will have a hard time finding buyers.
 
Saw the home in person. They did a great job with the extension on the front. The 1st level bedroom is a decent size. The second level loft size is decent too. Found the entry way/foyer to be a bit narrow but it may be subjective. Now to what I didn’t much like- while the kitchen was upgraded with an island put in and it was nicely done there was also an extension in the back which I didn’t anticipate. The extension in the back allowed them to have a small butlers kitchen with additional prep and storage space and a space for a dining table. I guess putting the island in meant the dining table had to go somewhere else. I would have just done the extension in the front. So it would have been a 4 BD plus loft home with a decent size backyard. Given the lot size is 3,700 SF if possible I would have left the backyard untouched. Now with part of the backyard space taken away, it’s similar to the recent homes I have seen in Woodbury like 21 fanpalm or 70 twin gables which are just 4 BD homes with small backyards. There are lot of those in Woodbury and I guess for people who need 4 BD more than a bigger backyard it should not be a problem.
 
On this note, my wife and I are looking for an off market 4 BD plus loft home in Woodbury to buy. We have seen all the active listings and I have reached out to several agents who have helped buyers and sellers in the area in the last few years but if anyone here knows of any leads, we would really appreciate it. We are looking only in Woodbury and Columbus grove.
