Pros:
250K condos appreciate to more than $500k in less than a year
Quiet environment
Panoramic views for extra $40k of standard price for new homes

Cons:
1.8% overall property tax and double mello roos
No gates (gates are banned there)
No pocket park for over 130 homes and only one entrance for all homes
Virtually no yard for older homes
Truly no yard for new homes
New SFRs have decks leaning over driveways and 3rd floor leans over deck!
Super-small side setback (could throw food in between windows)
Tri-level (goes ka-boom in earthquake)
CRAPPY SALESWOMAN who comes out with a bowl of popcorn and wide eyes from her office as you enter the room and asks if you are qualified to own this house and who judges you by your outfit!

What is your opinion?

Actually I went to the grand opening a while backs. The location is good. The shopping center is below the hill. (Target, albertsons, soup plantation, Panda Express, golds gym, etc.) The school rankings that are assigned to that community are good. There are many parks in the community. It's a detached condo. It's like 5 min away from beach blvd and la mirada blvd (buena park), where they have a lot of Korean restraunts, markets (Hmart, Zion), and bakeries (85 degrees, Paris Baguette). It kind of reminds me of Ktown.

The three level floors is kind of high, but I think there's a model with a bedroom downstairs with an option with a small built in kitchen or something. (Sink, microwave, small frig)
Backyard is small.

 
Despite the maybe 1 foot side setback, the City of Fullerton is actually allowing this to be an SFR!

Oh interesting. Maybe because they have a garage and a driveway.
