A Shout Out to IR2

My turn for a shout out to IR2.

He was very busy today yet he still set aside an hour of his time in between clients to talk with me about one neighborhood that I have my eye on. He knows the inside scoop on several local residents and reported on upcoming properties. What I like is that you don't have to repeat anything twice to him. He is a very good listener and is sharp as a tack. I'm sorry to say that hasn't always been my experience working with various Realtors in the past, and there have been more than a few, so I do have something to compare it to. Even when I told him I am not likely to buy right away, he didn't make me feel like I was wasting his time. Thanks, Deuce. Now - let's see how much he bills me for today! :)

I told him to go after Westpark and get the inside scope because I have a buyer who wants to be in Westpark at a non-WFT price. I know if he had a listing there, it would be a non-WFT price.

Come IR2, get some Westpark listings so we can get a deal done together. Give Westpark where's the love for Westpark? haha

hey, just finished a sfr lease with Scott Gunther (alias IR2 and IrvineRealtor). the guy went above and beyond what we'd expect. we were relocating into the area from San Diego and doing tons of research online. he answered all our questions, got us floor plans, provided insight into neighborhoods we couldn't learn online, etc. always answered his phone. quick replies by email.

then when we chose a house and the property manager dragged his feet, Scott went after it for us and closed the deal. very grateful. thx Scott.

highly recommend the guy if you are looking to rent in the Irivine area.

I think what's cool about IR2 is he is tech-savvy. So many realtors like to ignore the Internet because they think it's their enemy but IR2 embraces it.

I've been working with him on possible lease options and one of the neatest things is his auto-email/personalized website thing that tells me when listings have been updated.

Now that's what I created the Internet for.

I can't work with a realtor who doesn't understand technology. My realtor used to only check her e-mails once a week and had no idea how to click on redfin links I sent her. She requested the mls number. It is understandable that our relationship didn't last very long.

When I start looking again IR2 may have the misfortune of me asking him to find a house.

We all know that IR2 is probably one of the top real estate agents among his peers. What do you guys think makes IR2 different and stand out from the rest of the real estate agents in OC? Can some of you share some bad experiences with real estate agents they have worked with OC? I guess i want to know what makes an outstanding Real Estate Agent compared to a mediocre one. The ones many of us here call Realtards.

One thing i definitely notice about Scott is that he is a people person, looking first to build the relationship first, then the business. Generally speaking, People want to business with people they like. Scott definitely does embrace change and technology, and i thought it was so awesome when IR2 and IPO did a live demo for all of us to see on how a home in Irvine gets sold in one week. That in itself built up some serious credibility that this man could deliver. I feel so bad sometimes when i ask him for some MLS listings when i am not ready to buy this year, but he is so friendly about it and extremely responsive. Thank you IR2!

Rather than standard 6% commission structure, he is willing to accept 16.7% of a Heineken 6-pack as payment.

Thanks all around for the words.

But Panda, lest we forget, zovall and Larry are "THE MAN" here running the show.

I appreciate the opportunity to stick around, and would like to keep it that way.

This just demonstrates what a great guy Scott is, and what a great sense of humor he has. I feel lucky that I will not only be able utilize Scott's professional services in the future, but also get to call him a neighbor. And I will tell you that as much as he adds to the IHB community he adds just as much to the West Irvine community. He is a real asset to Irvine.

For reference, here is the original Heineken commercial:

No Way! You so Crazy SoCal!! There is absolutely no way IR2 comes before Jesus. IR2, you may be "THE MAN" on IHB, but Zovall and IrvineRenter... those dudes are just at a whole different level than you... they are "THE MAN" of ALL "MAN"! The PIMP of all PIMPS on IHB, if you know what i mean.

Ok, how is it possible that I was the first one to see this?!

IR2 was featured on OCR's "Irvine Homes" Blog on Tuesday! See: <a href="http://irvinehomes.freedomblogging.com/2009/10/06/how-many-irvine-homes-sold-in-september/">""How Many Irvine Homes Sold in September?"</a>

That is very cool. Congratulations to Deuce. Don't forget us little people when you become famous!

Ditto for me.

Another shout out to IR2. After patiently going through two unsuccessful offers on houses in Irvine with me (drat those !@#$ high bidders), IR2 stuck with me and helped me get a rental that meets my needs perfectly. He got me a huge break on my deposit and got the paperwork over to the other agent to secure the place before anyone else came along and scooped it up (great price). I feel like I'm perfectly situated - I got a place I can afford that will last me for years, if needed, and if the market improves, well, I can start shopping again. Thanks Scott!
