Trying to decide between Irvine or Lake Forest.  Has any one bought in any of these communities?

Only requirement for us is new construction, 3 bedrooms, 1 or 2 stories, low 700's. What would be on your list?

Where would you choose with this budget?

Caserta- CV
Luna- CV
Brio- BP

$750k is basically an entry level home. No builder is better than Cal Pac. While all other builders are jumping on the bandwagon of motorcourt detached condos they are still making the fundamental mistakes that Cal Pac learned back in the early 90s. Since then Cal Pac has been revolutionizing this product others are learning through trial and error. Certain builders have their area of expertise. Citrine would be my recommendation due to it being next to Pavilion Park. It is not in Portola Springs and one could take access through Pavilion Park. The plans are the repeat of Jade Court. Since Portola Springs has such a bad reputation the buyers have a lower value ratio advantage. The toll road may be a concern but the negative premium should be reflected in the price. Toll fee does limit the number of cars traveling on that stretch of toll. Many often exit at Foothill Ranch and use Portola to save money and use the Chapman/ jamboree exit for the 241.
 
Don't wait, you can go there now and check out the location.  Odds are you'll change your mind with the toll road proximity, but I wouldn't wait until they open to check it out. 
 
Peake Baker Ranch. Amenities and size.

Close enough to Irvine to enjoy all the amenities. Factor in mello roos for Irvine.
 
The Peake are actual SFH's, so you own the land unlike any of the Irvine options at the same price range. The clubhouse amenities at Baker Ranch are among the best in the country. Also Baker Ranch has no Mello Roos which makes that community more affordable.

Anything in Cypress Village in your price range has a constant drone of traffic from the 5 which is elevated above the entire community.

People mention Citrine, but it literally backs onto the toll road.

Beacon Park does look very nice, Harper also looks nice there and Ellwood looks great with those rooftop decks if your budge has some wiggle room.
 
You are right Noland. Citrine backs up to Pavilion Park but no access to Pavilion Park internal streets due to the grade difference. I was not on satellite map and did not detect the physical contours. Ridge Valley is the only street where TIC and Five Point share access and one other street in another area.

san mateo- not new construction, but detached in irvine
sage ii- better location then citrine
cypress village- freeway noise
portola springs- not the best irvine location
baker ranch- detached and no mello roos
cal pacific- better builder in irvine at entry level price
 
i will wait for your update!! we are ready to move now, just slowing our decision just in case for the beacon park release on august 15th.
 
Cal Pac will be building a detached condo project at the south west quadrant of Trabuco and  Ridge valley. It is an isolated piece of TIC land at the edge of the competitor's territory the Great Park. IMO the Greatpark amenities wise is highly enriched in cultural venues, retail, sports venues, music venues, and museum venues. Since only a small percentage of the Greatpark is for residential use a vast majority is planned with amenities that enrich humanity. Close proximity to this neighbor is ideal.
 
Since Baker Ranch is close to Great Park, what you're saying is it's a great deal? That's what you're saying right....

One is across the street literally 25 yards while BR is several miles. Several miles in Irvine is like earth and Mars. ask IHO.
Not sure who it was who said this but a mile down Irvine Blvd or Portola Pkwy translates to an hour in travel time.
