Sent my helicopter up for a quick spin to check out the lots.

This'll probably be TNHC's highest-end development yet. If Trevi starts in the upper $2 million range, I suspect this'll start in the $4 million range. Really looking forward to seeing these, pretty sure I won't be able to afford. :(

Hope they finalized the golf course on the old dump site nearby.  Supposedly an affordable public course like SDs Torrey Pines where they charge residents lower green fees

Not so... Strand at Dana Point is going for nearly $7.5 million base!

True, but they're only doing a couple homes there, not a full neighborhood with models, etc.

Can you see past the harbor view to the ocean?  Or just the harbor?  Not familiar with the location or vantage point.

Here's a couple views from Starcatcher (the street directly behind the new homes). In the first picture you can see what looks like the lots for Fiano.

trouble is those clear days may be only 30-50% of the time. Lots of fog will obscure the pricey views.

30-50% of the time?! Not even close. Maybe, at the high end, maybe 10% (that includes rainy days). Talk about being negative Nellie here.
