I meant it is closer to the nice parts of OC than the ghetto of Anaheim or Fullerton. Now a Tustin address won't necessarily save you.

Homes in La Habra, Orange, most of Tustin, Anaheim should be $150k-250K based on what people who live there make for income and can finance. This thumbnail analysis was using 6% interest rates. If/when they go to 9% (they will.........watch) these homes will sell at a big big discount to my quoted prices.
 
so the bank that lent 80% of $645k took it back in sept. for $330k, and sold it in dec. for $250k? ouch, that'll hurt the old bottom line.

You might think that $186/sf is a good deal, until you look and see that most of the houses in the area sold for $100/sf in the late 90s.



I wonder if the marginal areas of The OC will drop back again to $100/sf in the coming year?
