Johns Creek wouldn't be a good apples to apples comparison as Johns Creek became a city by combining 3 of the wealthiest established and built out zipcodes of Suwanee, Alpharetta, and Duluth and incorporated as city of Johns Creek in 2006. This would be like Irvine incorporating as a city by combining the wealthiest zip codes of already built out cities of Tustin, Newport Beach, and Lake Forest. Forsyth County on the other hand is a path of progress of new construction building on raw land with a population sprawl moving north. Forsyth County is behind Irvine by at least 30 years in terms of demographics and density. Forsyth County today probably looks a lot like what Irvine looked like in 1988.
