    APAAS

It is really hard to talk about how a program is because it really depends on the kids.  I know many parents who have kids in APAAS and the review is wide ranging.  Some kids love...most are meh...and some hate it.  I did not have my daughter go because I did not believe that the extra work...

Nextdoor neighbor is offering to buy our house

Well...if the parties agree on a price...a lawyer will do just fine.  Many will probably charge a flat fee to deal with the paperwork. Of course, you are looking for a bidding war...you will need an agent but redfin also works.

How low can we go? 30 yr fixed at 3.75% with no fees...

Yeah...Fed thinks it is temporary while the bond people seem to think it is long term. The other problem is that we are having a K shape recovery...people on the bottom are seriously hurt by the pandemic and unemployment at the low end is still high.  We have 770K in unemployment filings last...

How low can we go? 30 yr fixed at 3.75% with no fees...

GOP capped SALT deduction at $10K and limited interest deduction for the first $750K of a loan...it used to be $1 million. With housing prices going up...that mean significantly higher property taxes and mortgages.

Nextdoor neighbor is offering to buy our house

Yeah...I don't know how one sells a home without a plan to go elsewhere...unless you think the market is about to collapse 2008 style.

Nextdoor neighbor is offering to buy our house

Well..I think that if you don't want to move just politely say no.  I mean I don't think it was wrong or problematic that they ask and no one starts at the top of their offer. I personally don't see any ill intent or negative vibe from your neighbor but I don't know anything about them other...

How low can we go? 30 yr fixed at 3.75% with no fees...

The raise in interest rates should be interesting on housing especially if SALT cap remains at $10K and mortgage interest deduction capped at $750K mortgage.  I would imagine that Dems raise or eliminate that cap sometime this year.

Nextdoor neighbor is offering to buy our house

Wait...I'm confused.  Are you interested in selling or no?  If not, just say no.  If yes, then either find an agent or attorney to help with negotiations and documents.

Because borrowing costs go up and banks start charging more for businesses to borrow...which mean business need hard currency to keep its operations afloat.  You cannot just borrow more money. So things like P/E ratio, hard assets, and revenue matter.  Additionally, raising yields means...

    Asian American Violence

Really...you are now worried about an anti-Christian backlash in connection with a mass shooter who killed 8 Asian women.  He was so concerned about the sex trade that he drove passed past all the strip clubs that were adjacent to the massage parlor who you assume were actually sex shops. I...

    Asian American Violence

You are not jaded if it mirrors reality....Asian women have been long depicted as submissive and exotic so if this terrorist was rejected by them and he already had an issue re the opposite sex, it could have been the last straw. But of course, that does not eliminate the racist/hate aspect of...

    Asian American Violence

Really...we are in 2021 and you want to take the word of a police official as to issues of race and racial violence.  At a minimum, it would be prudent to say...this seems like a racially motivated attack in light of recent events, the facts currently available to us, and the rise of white...

Justice Department Sues Yale University Over Admissions Practices

It's also a complete red herring that was pushed by white conservatives to 1) perpetuate the model minority trope, 2) to treat all Asian Americans as a uniform demographic when Asian Americans have the largest wealth disparity of any racial group in the US, and 3) to take the attention...

    Asian American Violence

Wait...you are taking the word of a southern law enforcement official that certain acts of violences are not racially motivated?  https://twitter.com/e_alexjung/status/1372172564399853571?s=20 We have not even gotten into the long term stereotype and racist views acceptable by large portions...

Democrats loved Katie Porter when she bashed Trump. Now she is making them squir

This is such a dumb article....least of which is the portrayal of Irvine as "Republican".  Irvine is very blue now...our entire city government is represented by Democrats. I love Katie Porter because she is calling out those in power for pretending that the system is fair and/or that the...

    Mortgage Forbearance

Absolutely...plenty of blame to go around.  Most HO knew what they were doing and ignored al the warning signs but that's not different than any other bubble.  People trading in stock market don't read the warnings on their portfolio either. The one caveat I would add is that there was...
