Non-Owner Mortgage Refinance theory. Comments welcome.

Curious what you think about this statement... I'm kind of in the camp right now where I think it's possible you don't see the 10 year back up to say 3-4% until 2030.  I think 3-4% would be the definition of considerably higher? (I'm just using the 10 year as an example for rates)

    Housing Analysis

We debated this back in 2016, I stated interest rates will have an impact on real estate prices https://www.talkirvine.com/index.php/topic,14629.msg294818.html#msg294818 Rates went up and real estate quickly flattened out and mildly pulled back to around 2017 #'s in some OC markets here. Nothing...

Newer Irvine listings with crazy WTF asking prices from equity sellers

I think he was saying WTF in reference to how the Seller's are using their garage and not so much the price. I agree with marmott, it is a total WTF. You would think CC&R's have rules (they probably do) for not using garages for their intended purposes. Part of the reason why there's public...

    Housing Analysis

First time in 6+ years I've seen active Irvine properties in the MLS hit the 700 mark so early in the year. :sigh: Too many people coming on the market, especially all this new/newer construction from resellers and homebuilders. Disclaimer: I'm a homeowner in Irvine, obviously I'm pulling for...

    2008 Closed - 2019 List property.

Looks like the owner is the COO of a good size real estate development company headquartered here in Irvine.  Even the best have bad timing.  (I'm sure good timing as well)

Investment Property in OC under 600K

I'd head up to the north county, basically Santa Ana and everything north. Atleast try and get yourself the best cap rate (best & OC whatever that means) you can find in. Cap rate generally nose dives closer you get to the coast....and for the right reason. I'd look for single family detached...

Mortgage interest Rates october to november

My my my we're jumping quickly here...... 2.83/2.84 on the ten yr When I purchased in Jan/Feb of 14 it was around 3.05.  I thought that was the time the ten year was beginning its ascent upwards.  Only to be head faked out.... This time around, I'm not sure, it looks like possibly the real lift...

    Barcelona at Los Olivos Village

Just lol at all this Irvine residential construction - apartments, condos, homes, anywhere and everywhere.  Every little piece of dirt and build build build. The vehicular traffic/signal congestion/roads/shopping centers/cross-walks/etc can not handle what Irvine has done and is doing. I'm...

Owner's Title Policy - Is this needed???

Sounds risky.  But I'm no title rep or attorney.  You're spending hundreds of thousands of dollars and your concerned with an $1,100 insurance policy. Like I said, I'm not an expert, but what if one of the sub-contractors of the home builder does not get paid by home-builder or a sub places a...

Yeah, I tried to explain this to him.  He refuses to listen to it.  One day he'll understand it. Trojan, read the article belowhttp://www.cnn.com/2010/HEALTH/11/08/twinkie.diet.professor/index.html Lost 27lbs in 2 months. 2/3rds of his foods came from "junk style" foods, i.e. eating sugary...

    Intermittent Fasting

There absolutely is not anything more to it than what I said.  The exception being the elite 1% of athletes/bodybuilders who are not on this form.  The advantage (for those looking to lose weight) eating in a small window is you get to cram more food during the smaller window.  This tends to...
