    Those sienna homes were trading around $1.6M in year 2005. If you check the history of the above properties, you will know they were purchased from the builder. The close date is early 2004, which means the contract date is in the middle of 2003, before the last bubble was inflated.

    You must be kidding! All the young kids I know in Turtle Ridge or Shady Canyon go to Irvine public schools. Older kids may go to Sage Hill high school so that they won't face ferocious competition in University High.

    $4m judgment is not a big issue. I know a guy got a $18m FTC judgment. Then he declared bankruptcy. The lien amount was reduced to around $80k attached to his house.

    1 Carmichael is a short sale. Many appraisers will ignore this one as a comp. I don't see any newer Northwood properties selling under $400/sf. You can't use properties from old Northwood as comps.

    I think there were under table agreements to put the sold price low so that the seller didn't have to pay capital gain on top of $500k allowance. As this is an all cash deal, it is not easy to detect.

    Peak price is around $1.2M for this model. Northwood II hasn't fully recovered as there are many similar properties in Woodbury and Portola. Westpark and Turtle rock houses are selling more than 05 bubble prices now.

    I think this house is well priced. Probably you are using wrong comps. In one of your article on a property in University park, you use comps from Woodbridge and Turtle rock.
