Mimi Walters - CA45 Rep missing in action?

Thanks to the media... who wouldn't get sick of hearing Stormy 500 times and whether Trump had used protection or not.  Ewwww....

    >$1.5mil market slowing down?

The home is move-in ready in a month, so you don't have a choice to add any upgrades even if you have the money to spare.  $2.2m includes all the upgrades like WOLF, tiles etc.  TB are usually really good with the upgrades since their standards are already way better than most builders.  It...

    >$1.5mil market slowing down?

https://www.tollbrothers.com/luxury-homes-for-sale/California/Toll-Brothers-at-Hidden-Canyon-Capri-Collection/Quick-Move-In/240954  It's ready in a month.  If u could hold back on the pool, the worse lot in HC would still be better than the best lot in Messina or any of the mid-level homes in OH1.

    >$1.5mil market slowing down?

You seem to be more picky with the lot and the layout of the floorplan, but doesn't mind the much smaller living sq footage models like Padova and Varenna (which u complained about their proximity to 261, but not the size), then why don't u check out the slightly smaller ~3500sf and older homes...

    >$1.5mil market slowing down?

How about Hidden Canyon?  You can get the smaller lot 5700sq for $2.2m plus extra 1000sq of living space.  It will feel a lot bigger than the same size lot in Messina since your backyard is never butt up against your neighbor in Hidden Canyon.  tbh, I think there are only a handful of decent...

    >$1.5mil market slowing down?

Yep.  Agreed 100%.  Altair and OH 3, 4 would be in direction competition.

    >$1.5mil market slowing down?

I hear you.  Messina's floorplans are the only ones we like in OH, but the toll road and lot size are big concerns.  Apparently at $1.7m, you still have to make lots of compromises in Irvine.  I prefer Plan 1 or 3, so we won't be in competition.  ;)

    >$1.5mil market slowing down?

So, what do you disagree with?  I said that the east grove (Neighborhood 3 and 4) without the toll road and in IUSD would be closer in comparison to Altair.  High end buyers are picky and would discern small differences.  And the toll road the school district are big negatives on many buyers...

    >$1.5mil market slowing down?

Then why r u discounting the east grove (Neighborhood 3 or 4) as part of the competitions? Wouldn't you think the east grove in IUSD and away from 261 be closer in comparison to Altair?  We really like Messina, but couldn't pull the plug for those reasons.  We decided to wait for the east...

    >$1.5mil market slowing down?

I'd think Altair is in competitions with OH Neighborhood 3 or 4.  OH Neighborhood 1 buyers don't mind the TUSD and the proximity to 261, I'd think they r a slightly different breed.  It also doesn't explain ~the $1.5m catching up to the ~$1.7m at Neighborhood 1 of OH over the past year, unless...

    >$1.5mil market slowing down?

I was over at OH/Messina last weekend and was surprised to find out there were quite a few lots available.  I remember last year at about the same time, Plan 3 was all sold out.  I was really surprised at that price level the only way to get in was to join the long waiting list, and for the...

Irvine School District too Competitive and Backfires?

?I did well in high school but no where near the top of the class. I was in the AP track but obviously my competition was tough. I never applied to an IVY but applied to Stanford and got rejected. Got into every UC though and ended up at UCLA. I was premed and I was now competing with a couple...

Irvine School District too Competitive and Backfires?

How long has this been going on?  And how is this going to affect the real estate market of Irvine?

Irvine School District too Competitive and Backfires?

I was recently told by a Irvine parent with kids in high school that it?s easier to get into college outside of the Irvine School district.    This is due to the limited number of admittance to college applicants for each district.  Irvine students with their overwhelmingly high academic...

Poll: 2011 Irvine Home Buying plans

Would you share Altura's floorplans? TIA! P.S. Without the actual floorplans, I can only speculate that Altura/Cortona would be similar to StoneGate/San Macro both in size and price range.

What kind of home plan do you prefer? (Redux)

That's what I thought, w/o covered access to the main house, it's going to end up being a storage, a very expensive storage.

What kind of home plan do you prefer? (Redux)

I'm with you.  The "room" next the the staircase always feel compressed.  Besides that the staircase is one of the most hectic place of the house - people are always in a rush to go up or down.  You really need some separation between the staircase and any real living space.  Squeezing in a...

    Rate home builders

Such as bouncy floors, or corners that are not squared?  I've heard a story from someone I know that they wouldn't use curtain rods because the windows (or the drywalls around it) aren't level.  So, a level curtain rod would draw more attention to the "defect".  The builder is Richmond American.
