How high will mortgage rates climb in the next 36 months?

Sigh. What did you win exactly? How long did prices take to recover in John's Creek after the 2008 crash? How has JC performed from 2010 on? It's easy to take slices and point how much something dropped but look at the whole picture. Are prices higher now than they were in 2018 when LL kept...

How high will mortgage rates climb in the next 36 months?

So that means inventory is going to go through the roof according to LL? Some people just can't be objective.

IUSD might not be best for college admission

Something like that... I think they took summer classes at IVC during high school. Probably had AP credits which shortened their IVC tenure even more and was able to transfer 2nd year and on track to finish degree this year (their 3rd). I would let them get the car. :) Checking the UC...

IUSD might not be best for college admission

UC dropped the SAT requirement in 2020(?) partly because of Covid but there may have been other reasons. Edit: Ahh... you posted at the same time. I think the SAT requirement is getting dropped by many colleges now.

IUSD might not be best for college admission

I thought as long as you maintained the requirements of the Promise Program, you can transfer into any major after you finish your lower division curriculum. A kid I knew who couldn't get into UCLA for an impacted major (super high GPA), finished their IVC curriculum in a year and transferred...

IUSD might not be best for college admission

Do UCs even look at SAT score anymore? It's not required... are they using them for tiebreakers? I think it depends... I know several parents who got into UCs fairly easily without a SAT... but then they all had good GPAs and non-academic activities (sports, yearbook, theater, etc). Some got...

How high will mortgage rates climb in the next 36 months?

Who said ultra low? I said low... which 5% and under means (there is a thread somewhere here where 5% was thought to be the lowest rates could get). How does a chart of inventory prove Irvine "did worse" than the national market? You are so bent on pooping on Irvine you are getting your data...

How high will mortgage rates climb in the next 36 months?

@panda I'd like to remind you that your track record has not been very good regarding predictions. Let's tell the audience what you thought the Dow was going to do since most of the people weren't here back then. Like I said... no one has the perfect crystal ball... shoot... I was hoping for at...

How high will mortgage rates climb in the next 36 months?

You pick some good cherries... zoom that out and you'll see a more complete picture: See how high inventory was pre-Covid when rates were low? Also... how high are prices now compared to then? You have to show the whole picture... inventory will have to more than double to get back to...

Real Estate Economics and Personal Finance

Nothing is 100% predictable in real estate... too many non-fundamental variables. You can check TI history to see how many times people were wrong.

    ICE or EV?

I would only lease an EV today because tech is moving so fast and the best deals are lease. You can even lease and buy it out to save more money than a purchase. About the Bizzy, it’s a low end EV, lower range, slower charging and not very roomy. You would be better off with an Ioniq 5 for...
