The upgrade incentives are for home sites on the first street of the community, near the gates and stormwater retention basin. The Capri homes on these lots (as listed on the latest price sheet) have been on the market since the start of the year. No one wants them.  :-\

if i ever buy in HC , i'll have to take out a 50-60% of the purchase price on a mortgage, because most of my liquid assets (ready cash) is tied up in the stock and bond markets.

Damn, this is the MOST ugliest $1.4 million house I've ever seen. The realtor and seller are obviously living in lalaland. It will never sell for that price, or anywhere close to that! Dream on Mr. Lupe Quezada!!!  FCB's are NOT stupid. :P

My guy did it for free as part of the contract. Unless you have a big yard (on say a 10,000 sq. foot lot), spending $3,000 or more for a landscape construction plan is just plain dumb. Most houses in Irvine are built on postage size lots. A fool and his money soon parted is so true.
