That's disappointing to hear. Any feedback from Luna or Cira owners as well?

But but the area smells like burgers from the Habit at meal times so doesn't that offset taco bell?

I asked Tustin about that too. They have no plans currently. The desired uses are hotel on the barranca side and another office building on until armstrong side. But they haven't even finished developing the flight area, so they don't think they will have anything developing soon or within the...

Yeah we know nobody will really enforce. It's just something Tustin forced them to implement as part of the Legacy area plan to try and scare away investors but Brookfield likely does not care. In terms of restrictions though, that's about all that's spelled out. Originally I was thinking the...

You can't transfer before coe but once someone owns it, it's their choice to keep or sell. There is only a restriction on no renting for 1st year.

I welcome you to help negotiate away the solar price for the entire community! Failure to secure solar through the builder is a default per the Purchase Agreement.

Anyone have any ideas what other builders are charging for solar? They're using SunPower and costs are crazy high. Never seen anyone charge $16k for 3.5kW or $19k for 4.5kW before incentives. Normally, SunPower costs around $3 per watt and they want $4.57 per watt here.

Wes, if you haven't signed up on the interest list, do so immediately. Chances are slim now if you haven't done so already, but there's also a chance others are dropping out or picking up other properties instead and you might find a way in (I've seen someone get a pick in a Shea build 2 weeks...

Any folks who have finished or are near the finish line have any insight into Brookfield's ability to build correctly, address punch list and warranty items, and generally reach close on time? They've been telling me that they're building more float into the schedule, but haven't been able to...

Lennar The Currents in Fountain Valley

It was a school. Brookfield bought the site after the school was decommissioned. They actually completed the grading before deciding to sell to Lennar (great move btw) before the drop happened. I can't remember if Lennar is just using the plans Brookfield already developed or if they ended up...

I think they are planning for that after the Terra models are done.

Haha yeah I figured as much. My guess is we'll start seeing some worried buyers showing up in a few months when their loans are near closing, rates have risen, and there might some more downward pricing going on. But like you said, many cash buyers out there, so might not yet be a big deal. Just...

The Landing Tustin Legacy (Brookfield Residential)

Has Brookfield offered anyone concessions for the current market drops after already signing contracts? Like lower purchase price, covering appraisal gaps, closing costs, buying down points, additional upgrades, etc? The next phase seems to still be increasing in price, but i wonder if people...

Yep all the homes this release are reserved since Thursday/Friday awaiting agreements within 7 days of selection, so they should become sold end of next week. Currently Brookfield's rate is around 5.625% as of last week. Bankrate shows 4.625-5.25%.

Oh just seeing if they have any sort of proposed rule set yet. Like parking rules, patio/front step area rules, etc. Also the HOA fee keeps rising each month so was wondering when they would really agree to a fee. I think the Cira's fee went from like $140 to $195 now, Luna's went from $390 to $460.

Poonie, do you happen to have a copy of the hoa rules? Congrats on getting a Cira.

I don't. Wonder if it helps weed out people who don't check their phones often lol
