    Escalation Clause

No one is arguing with you whether this is or is not a bubble.  Neither me nor the two people I agreed with regarding the state of the market insinuated or implied we are in a bubble.  Yet you hilariously implied we made that argument and argued against it, when all I asked you was to clarify...

Where the market is - Buyer Offers

Personally I think an escalation clause with a max limit doesnt make any sense.  Put yourself in the sellers position.  If a buyer says they will pay $X over the highest bid up to $Y amount, then I would just simply counter at $Y or higher regardless of whether I had other offers or not. ...

    Escalation Clause

curious why you think that just because it is happening everywhere it is "real and not froth".  Do overpriced markets only happen in small pockets?

    Escalation Clause

I would imagine your agent showed you all the offers/counter offers.  If so, I would imagine it would be pretty clear if it was manipulated or not.  Regardless, this example shows clearly that these escalation clauses can easily be manipulated.  Agree with sleepy and qwerty about the state of...

Where the market is - Buyer Offers

100% agree with you.  300K income with a 1.9M home is insane in my opinion.  This is the classic example of being house poor imo.

Where the market is - Buyer Offers

200 to 500K is a big range.  Might as well say 99% of your clients are between 100k and 1M.

Observations from the front lines of the Irvine housing market?

Not taking sides in this argument, but I love when options expire and values go to 0.  Those are my favorite actually.

    Residential RE vs Commercial DST

Again if all you are looking at is returns, then you may think its an apples to apples comparison.  If you are considering everything, then its an apples to oranges comparison. Speak to a commercial broker and maybe she/he can break it down for you.  CRE is nothing like residential properties.

How to buy without selling my home?

If the client already had a buyer, why did you need to step in with cash to get it into escrow?

San Francisco School Board referred to Asian Americans as ?house n****r[s]?

Racist AF.  Will the same people screaming about white supremacy have issues with this lady?

    Residential RE vs Commercial DST

Its an apples vs oranges comparison in my opinion.  It seems you are looking purely at returns and if so, I do not think that is the best way to compare residential to CRE.  Id be interested to see what type of CRE you looked at.  There are some types of CRE that have had piss poor returns but...

What is the listing fee when selling?

I was wondering when the agents would swarm in with that they do for their clients.  LOL

Odors from asphalt plant in Irvine spark frustration, fear, anger

I think its a two way street.  Sure buyers should read all disclosures, but there should also be some responsibility on the builders to highlight potential issues as well.  With that said, I have been to Orchard Hills and specifically asked the builders agents about the asphalt plant.  Not one...

Odors from asphalt plant in Irvine spark frustration, fear, anger

Idiot, no.  I agree any internet posts would influence property values, however the thought of property values probably influences your words.

Odors from asphalt plant in Irvine spark frustration, fear, anger

Well now you are making some sense.  Its one thing to minimize the dangers of these chemicals and another to ask these homebuyers to take some responsibility in purchasing there.  I agree with you, homeowners should take some responsibility for purchasing there.  The builders also should have...
