They are finally opening a sushi place near baker ranch right next to the starbucks. The place is getting better and better.

Baker ranch is your only shot because of the no MR. However the new homes with your budget, you will only get a motorcourt. BR is not cheap, they are selling 400 plus per square foot. Otherwise buy a really old Irvine home.

Gradual rising rates is a sign that the economy will improve. Why the fed keeps rates low? The  economy  has been crappy. The peak of the housing market was in 2007, were rates low?

I think that seller was in a tight sneeze. I looking at that as well however it didn't have all the upgrades I was looking for. The backyard was all concerte, it would have cost 15k plus to bring that to standard. Upstairs was standard carpet.

I would buy now, with interest rates historically low to finance. You are basically getting free money (3.7 rate compared to 2.5 - 3.5 future inflation). Rates will go up in the next couple to 5 years meaning home prices will go up.

Many FCB buy homes and leave it empty in Irvine. They don't even rent them out. When and if they see the market go sour, they dump their homes for a discount. This can really hurt the market. My neighbor is a FCB, rented out their home for a super discount compared to the rest of market...
