    If you like bigger lots and BP, why not choose resale homes in PP? There are a lot of resale home choices between 900K to 1.2M in PP now. They all have bigger lots than homes of Irvine Pacific. I just found their prices keep dropping every week.

    Agree. 141,145,146 are OK. Not good enough but also not bad. Those numbers ending with 4 is another story. 14 and 114 are worst. Any 1X4, like 154, even 184 should be avoid

    Wait. If you bought a home in Baker Ranch, you don't need care about it since not a lot of Chinese buy there. If you bought  a home in Eastwood or Stonegate, no "4" is necessary.  114 is even worse.

    Yeah, agree with you. I found IP homes in EW increase 4K every phase. Piedmont phase 3 base price is $999K, phase 1 base price is $991K. Marin phase 4 base price is $937K, phase 3 base price is $933K.

    I remember only a few 2X has driveways for Terraza.  2X is always sold out now. Don't get mislead by the site map. Actually the blank area in front of garage is not driveway.

    It's strange. Why so many homes with drive ways left in site map? Petaluma's price is very reasonable, with a drive way (how much charge? 40K?)will make it more reasonable.
