Did anybody have experience building storage shed in the backyard that would meet HOA requirements ?  We have a decent size backyard (at least by Irvine standard), but has the standard two-door garage (9 ft ceiling) garage so there is little room for storage if we want to comfortably park two...

Anybody knows what they are building on Portola Springs enclave 3 (the parcel of land in Irvine Blvd and Modjeska all the way to Portola Spring) ?  I see lot of construction truck activities when I passed by recently.

Thoughts please? I know hardwood is popular but is it practical? Hardwood scratches easily, costs more and is harder to maintain than wood looking tile, but how come I rarely see these wood looking tile around? Anyone have wood looking tile installed? Do you love it or hate it?
