Stone Gate Santa Clara, Plan 2

Nope, never got a call back.  that's Irvine Pacific for you.  They've got waitlists.  I wonder if they ever cross-reference these lists to see who's name is on multiple communities and strategically call the person up for only a certain community that's selling not as quickly?

    irvine vs. Baker Ranch

I just saw another post in the OC Real Estate section and one of our members mentioned the upcoming Baker Ranch project: http://liveatbakerranch.com/ I'm under contract at Santa Clara right now, and I'm curious what the price differential would be for a 2400-3000 sqft house in Irvine vs. Lake...

Baker Ranch in Lake Forest / Foothill Ranch

Yea, I just bought at Santa Clara (overpriced "flat", aka. apartment), and now I see Baker is coming on line.  I wonder if I should have waited. That said, I try to justify to myself the Irvine school district/address is worth the premium.  What do most people think that premium is for a...

    Irvine Pacific reusing floor plans

Hey Guys, I read here that IP reuses plans from community to community, but I don't really see exact copies, per se, but I suppose modified plans are considered copies?  Or am I missing something?  I also read LA plans were copies from another project.  Is it SG?  which plans are which?

    Homeowner's insurace

What kind of insurance is needed for an attached condo?  My understanding is the HOA covers the exterior of the house, and fire, and all i have to insure is the inside of the condo, is that true?  thanks!!

    Lambert Ranch, Sales Technology

How do you guys feel about all that technology TNHC is using in the sales office?  i went on an off-day and thought it was interesting to see all these ipads, interactive kiosks, but are they being used?  I can totally see some of the younger folks go to town with them, but I kind of miss the 3d...

TIC design center, flooring after closing

So I took the plunge and bought a Santa Clara Plan 2, and I've got an appointment with the design center tomorrow.  I want to do as much as I can after closing, flooring for one, but other things like recessed lights and flatscreen prewire I might want to do w/ the builder.  I know some of...

Stone Gate Santa Clara, Plan 2

Yea, I signed the PA, so no backing out now.  I suppose even if the current seller's market proves to be a fluke, we'd be in the house for many years to come and hopefully come out the other end in a better shape.  I'm a bit of an Irvine bear, since I'm a skeptic. I was on the wait list for...

    Unadjusted Kids

As a future Irvine resident (September 2013), I've grown to see how attractive the city is to young families, and parents who want the best education for their kids.  However, my biggest concern is whether my kid (due this month) will be able to adjust to the outside world once they leave this...

Current Loan rates/closing costs, Wells Fargo

I'm currently pre-approved with Wells Fargo for a $360K conventional loan for a $450K condo (20% down) at 3.75%, 30yr fixed.  Is that a pretty good deal?  What's typically the closing costs for this kind of loan? Also, I hear the lender will ask for documentation for inbound cash over $500? is...

    Counter top trends

White cabinets with glass panel doors, over carrera white countertops, and a farm house sink is a good look to me.  Although like mentioned, they stain, are soft, pit/etch (from hard water), and suck up oil, wine, and all sorts of junk that it makes maintenance a nightmare.  Besides, depending...

    Lamber Ranch

I agree it's a matter of desperation to list a quick-move in on MLS, but if I remember correctly, TNHC keeps the deposit when there is a cancellation (assuming no fault of the seller), which is probably pretty substantial. It's easy money IMO.  Sure, you probably take a hit from the commission...

New SFR Listing in Columbus Grove (49 Snowdrop Tree)

Very good looking house.  The photography is well done too, none of the blurry photos on MLS that comes with a WTF price.  Who did the photography for you? Good luck with sale!

Stone Gate Santa Clara, Plan 2

How much do you guys think I can rent the Plan 2 for?  That's a potential exit strategy down the road, but the parity appears to be quite large given the two IAC apartments at the corner of stonegate might put downward pressure on rent.  I guess an attached garage will differentiate my unit...

Stone Gate Santa Clara, Plan 2

Thanks for the quick responses.  Love this board. I've got an appointment to sign the PA tomorrow, and these comments made me feel a tad better moving into "Stinkgate".  The MR is pretty outrageous too, but I suppose being able to walk to Stonegate elementary makes up for it.  I feel like a...

Stone Gate Santa Clara, Plan 2

Hi Everyone, Great website, and been a great resource for me.  I got the call to buy a Plan 2 at Santa Clara for $458,000 which is outrageous to me ($352/sqft) and wanted to know how much room I have for negotiations?  The last phase release had the same plan for about $435K.  I read on the...
