Townhouse with a 4car garage in Yorba Linda...say what?

No lie, it gets a smidge toasty up here in YL, but we paid an extra $500 for upgraded insulation in the attic and I keep my thermostat around 75. The insulation in these new homes are pretty darn good. I try to keep around 75-77. It's very comfy, but ceiling fans FTW! I moved from Aliso...

Greenbrier by MBK Homes (Yorba Linda)

Nope. No problems getting my mail.. What I did was find the street on Google Maps and report the "problem"/ "suggestion" to them...They had my street with an extra letter. Sent in a request and a week later, Google fixed it and sent me an email. Bryant

Greenbrier by MBK Homes (Yorba Linda)

All moved in. It's a great area. Hot! But MBK has been responsive to service requests (all minor things) and my neighbors are all nice. The latest is that they've sold everything. For the past 4-5 weeks, they've had 1 model left and they finally sold it and they moved in this past weekend as...

Home Inspection recommendations for Fullerton, Placentia, Yorba Linda Area

Agreed...I did it for a new construction. It gives you leverage for the final walk-through. My builder was great in the sense that they addressed each "concern" brought up in the inspection report.

Home Inspection recommendations for Fullerton, Placentia, Yorba Linda Area

Used him for my new YL home and he was great. Caught a lot of good things and as Woodbury said, VERY detailed and explains everything in detail.

The Preserve, SFR by Toll Brothers in Yorba Linda

Where do I start? Considering my horrible experience with that development and sales team, I would suggest you consider other options in YL. When you really compare apples to apples, you're not getting that great of a deal. Petaluma is the better floorplan. Their prices are very non-negotiable...

Any tips for my New Home Walk Through today?

Thanks!! I bought in Vista Del Verde's Greenbrier Community in Yorba Linda... Did you buy new construction? I"m super paranoid about things getting fixed..sure I got a 1 year warranty, but the less problems and contractors walking through my house, the better. So i'm just seeing if anyone had...

Any tips for my New Home Walk Through today?

Hey TI'rs, Going to have my final new home walk through with the builder rep. I'll have my real estate agent there and my fiance. What should I be looking out for? Any tips? Is there anything that would be considered too "nitpicky"? My opinion is probably not since it's a "BRAND NEW" home and...

    Recommendations for Gates and Fences

Hi TI World!! I'm in need of a few good referrals for a sideyard gate. I'd like someone who can do all types (wood, fauxwood, metal, etc...) Thanks!!

    Irvine vs Yorba Linda

Here's my theory..I am moving to YL in a month! woo hoo! I live in Aliso Viejo. So I take 133 - 5 - 57 and exit Lambert. If I get on the 5 (at the 133) before 7am, i'm clear. After that, you will hit increasingly more traffic. Not necessarily accidents, just plain traffic. At 730, you're...

How low can we go? 30 yr fixed at 3.75% with no fees...

For a second there, I thought you were talking about my cluster of a situation with BofA...ugh!

How low can we go? 30 yr fixed at 3.75% with no fees...

I'm in a battle with BofA to get 4.00%, 0 points, no fees and a 60 day lock on a jumbo conforming...wish me luck! *puts on headgear and grabs sword* I fully believe that 3.75 or 3.875 is not unreasonable for a 30 day lock though..... SGIP is the man and helping me out!!! Major props to him!

Is the conforming limit 625,000 right now?

Isn't it officially $625,500? Not that $500 really makes that much of a difference in the whole scheme of things.  :D

To Scotchgard or Not To Scotchgard

Makes sense. We have very little carpet downstairs...and i don't have any kids. I only have one 30lb dog. But he is a sneaky one... :D Thanks!! I may just invest in the better spot-stain remover then...

To Scotchgard or Not To Scotchgard

So my next question to TI folks is whether I should scotchgard (on my own, after the close of escrow) my carpet? The options coordinator says my carpet comes with some sort of protection already (Shaw brand). How do you guys protect your new/pristine carpet from Fido's accidents. My dog is...

    Thanks to USCTrojanCPA

Just kinda curious what happened (without too many specifics of course) with BofA....I am stuck using them as a lender and plan on closing in March...What rates are they pushing right now for 30 year fixed? I plan on doing a 90 day lock in December.

    Faux Wood Blinds

Thanks USC! What's your first name so I can give you credit for the referral? =) Anyone have any experience with those online vendors like blinds.com, etc.? Are there significant savings? Are they difficult to install yourself?

    Faux Wood Blinds

Does anyone have any good recommendations / referrals to a blinds/shutters company that serves the OC and/or Yorba Linda? I'm looking to get about 33-35 windows covered. Wanted to get a few quotes. But i'm always concerned about service and quality, so referrals are what I prefer. Thanks!

Las Ventanas by Taylor Morrison at Portola Springs

My dad and I plan to do my entire lot. As long as you don't get too fancy, and you're remotely handy, you can probably do most of it yourself. Like someone said, if you want hardscape with windy pathways and crazy stone walls, etc...then you can probably afford to have a professional. For me...
