Jumbo Conforming product ending this year?

when the state does it, it is called IOUs, and they didn't seem to go over so well. my bet is the state does not renew the program (it was lousy to begin with, plus there are few new houses for sale these days) but that the fed credit gets extended, and increased in value

REOs will rise 50% in the next 4 months.

a nice reminder of why is what (from CR): <blockquote> Basel Too (profile) wrote on Wed, 8/12/2009 - 9:48 am * From CreditSlips.org, an explanation of why the mods aren't being made. Looks like we should expect more foreclosures, unless we bailout the servicers. The...

Waiting to catch a wave? Surge of REO listings is unlikely.

I also agree that the impact of all the walking away is going to hit people hard. The NYT had an article last week (link?..) describing how many employers were running credit reports on potential hires. No need to hire anyone with a dinged report so long as the UE rate is so high. and it...

but the loan mods fail at a hugely high rate! then they just have to spend more money taking the house back later. of course, kick the can...

    Knife Catchers getting bloody

IR2 was kind enough to provide me info for the final 5 transactions, but it is very confusing! the 2008 transaction was indeed a FC where Countrywide (surprise!) took it in the shorts. the apr09 sale looks like pro investors, and the jul09 a sale to long term investors. I'm...

Villages of Columbus - Columbus Square - Verandas

but you cannot write off the mello roos, only the base rate. and you are not going to get a 5% loan for non-owner occupied property. and you better figure in 1 or 2 months a year vacancy. run the numbers again, Tonto.

"4 weeks and then all hell breaks loose"

I'm personally not in the camp of people thinking that the banks are going to 'dump' huge numbers of REOs. Rather, I think they will ratchet up the FCs, from say 500/month to 1500/month. But I think that the effect of this will be huge. It won't take many months of that to exhaust the...

    Newport Coast

That is a great location. I ride my bike on the fire road next to there occasionally. But you better keep your fire insurance up, and be sure to give big xmas tips to the local fire station. The park next to it is way overgrown. Next big coastal fire could well be its demise.

    Appraisals

VA loan=gov't subsidized=free lunch. they want the free lunch, but not to play by the gov't rules meant to reduce the gov'ts exposure to risk. I guess the whole "welfare queen" diatribe that the republicans roll out for the poor doesn't apply to these house buyers sucking at the...
