If I hit all the greens on Irvine Blvd I will be in GP in 5-7 mins and $0 in MR. Paying 11k annually to be walking distance to the park(s) is crazy.

I really want to know why people are fine paying 11k in extra taxes in GP. I feel like one would need to host a party every week at the clubhouse and swim at the pools everyday in order to justify the extra taxes. Would rather put that 11k in the S&P 500 and let that compound instead.

It seems like private school isnt an issue for the OP. If that’s the case I wouldn’t buy in PS or GP. Instead look at neighboring cities where you can maximize your buying power.

No offense to anyone here but if one really values education, it’s a joke that they want to send their kids to a public school. I don’t care how good a public school is they are not going to be better than private.

The point is you can’t use the Chinese RE metric with US. It’s apples to oranges. At the end of the day the homes here are bigger and cheaper compared to China.

that's true, but you have to understand the target demographic/buyer here. Most homes in China are attached and they don't look at the price per sq/ft when buying. They look at the sale price.
