Are these view lots with premium on current phases? There are many view lots in PS which makes it very attractive for buyers that want a view home at a reasonable price.
Looks like this house is pending and under contract. Man. It's amazing how they can fit a pool on a 3,783 Lot home with a 3,000 square feet interior.
Is that going to be a real pool or huge bathtub/mini pool?=). Hard to believe it's selling at these prices.
Oh wow. $6.4 million Alta Vista non-model under contract. I think first sale to be $6+ million in Grove area.
Getting close to some of Shady Canyon prices. I think buyers forgot about the wild fires already.

I agree. Popeye will do really well around here. However, knowing Irvine, I bet City of Irvine won't approve Popeye fast food franchise in Irvine. Probably have to be in neighborhood cities like Santa Ana, Tustin, Costa Mesa, or Lake Forest.
Cetara in those early phases looks like a super bargain compare to these Ravello homes. Those Cetara view lot buyers in early phases already have an incremental million dollar equity even after landscaping.
Price raised to $5.98 million? $6 million wow. I thought $5.58 million was high Lol. Are they raising the price based on buyer interests?

Looks like Irvine Pacific is going to build the Ravello homes at the Grove side. The last vacant lot next to Palermo and below Cetara.
I wonder if they will sale on par, premium or discount to Reserve Ravellos.

Haha. Yup. It was a great location. Park/no house on the back, 3 minute walk to the school/park. Stonegate was so barebone back then. Now after trees have grown, it's so much nicer with lush landcape and easy access to the Jeffrey trail.
I tried their Pizza. It was pretty good! Finally a close by pizza place. OH Shopping now needs a really good Noodle Place to replace now closed Ren Asian Bistro.
I have been working remotely since when the pandemic started to get serious in March and we are thinking about making this remote work permanent. But, I ain't going No where. I can't find anywhere else that is as clean with natural surroundings/trails, low crime, good education/school, ethnic...
Anyways, Low or high survivability aside, Covid-19 directly caused an "incremental" 250,000 deaths so far in the U.S. and 1.5 million Globally. This is direct known death cases. Probably significantly more deaths then these recorded numbers. I say 3x more until herd immunity is reached. So...
