    President Trump

Chatgpt also says: Over the last 12 years (roughly 2013–2025), both Democrats and Republicans have engaged in redistricting and gerrymandering, but Republicans have done it more often and on a larger scale. Here’s why: 2010 Census impact – After the 2010 elections, Republicans won control...

    President Trump

So are you admitting that Trump is gerrymandering? Doesn't matter what the TX Constitution says... what matters is the timing and partisan push. You are as anti Dem as morekaos... did they steal your toys? If he won 2024 with the lines as is... and no one else is redistricting... why is it...

So what's the morekaos spin on the Texas redistricting at the behest of Trump aides?

Just like your spin and dance. :) It's ok... just don't think crime rate, up or down, is an emergency that requires federalization.

    President Trump

From GPT: If you want the clearest, nonpartisan, data-driven evidence that crime is down, the best sources are the ones that collect or analyze crime statistics without political framing. Here are the top options: 1. FBI Uniform Crime Reporting (UCR) Program The FBI is the official federal...

You can't even read the scoreboard. You talk about the equity you have made but all those times you never told anyone to buy. Way to share. Such hypocrisy. And remember, this is TalkIrvine, you come in here and criticize and even target my posts, others have already said how petty this...

Newer Irvine listings with crazy WTF asking prices from equity sellers

Money always seems to find a way out of foreign countries and into Irvine real estate. Why are there still FCB doubters today? :)

But that's why we skipped Azul because it had the typical CalPac box on box design. Larger isn't really better. There are 2000-2500sft plans from BGR (before great room) days I like more. But it's subjective. High ceilings is a plus for us.

Was that Irvine specific or just real estate in general? Remember that my "good time to buy" has caveats, you can afford it and you can stay for a long time. So I asked ChatGPT about buying in Irvine from 2005 until now if you held for 10 years: >> 2005–2007 Purchases: Buyers during this...

Orchard Hills 4 - "The Summit" Updates

You can tell prices in Irvine are out of control when drops are measured in $100ks or even millions. Back in late 2000s, the new buyers were complaining when KB (I think it was KB) was dropping prices by multiples of $10k or so (I think it was in the non-TIC Columbus Grove village).
