    Orchard Hills Neighborhood 3

Neighborhood 2 - Corte Bella - sold out, Strada and the Condos are almost sold out, Terrazza should be sold out by the end of the year, but not built out, townhomes will probably go into 2017. Neighborhood 1 (Original Groves/Gated Area) still has the communities above (Models open next month?)...

Orchard Hills - Vicenza by KB homes

I live in Terrazza. I bought a Plan 2X in an early phase and love everything about the home, community, neighbors and the feel of the surroundings. I remember in the early 2000's the Irvine Spectrum had a store that showed and provided information for all upcoming and current communities in...

    Terrazza vs Legado

@Anteater Bruin - My guess is the Terrazza 2X homes that will be built at the top with the single loaded streets will be priced below 1.1. I'm not sure what your move-in timeline is, but Terrazza should be sold out by the end of the year. Good luck with your search!

Orchard Hills - Vicenza by KB homes

I'm not 100% sure, but I hike the Orchard Hills Trail to the Groves Resort Park quite often and I believe there will be a trail head from Vicenza. The trail head is currently in a construction zone that should open once future homes are built...I'd ask the sales office for confirmation.

Orchard Hills - Strada by Irvine Pacific

@AS - I was talking about that exact topic yesterday? After seeing what the Capella models sold for, we thought the same exact thing, 1.5+ for the Strada 3X Model.

Orchard Hills - Vicenza by KB homes

I've toured Vicenza a few times (For fun, out of my price range) and thought the homes were very nice! What stood out to me were a couple homes in future phases that had lots of approx 10,000 sqft. If I remember correctly, I was told the lot premium would be around 75k or so? Not sure if you...

    Terrazza vs Legado

Orchard Hills School is a 5 minute walk from Terrazza. The school is slated as a K-8, but is currently used for grades 5-8. Hicks Elementary is the current K-4 school for Terrazza which is approximately 1.5 miles down the road. But, I've heard that Orchard Hills School will fully expand to K-8...

    Terrazza vs Legado

Terrazza Plan 2X on the same street as the model. The homes are located on a single loaded street with 2nd floor views. Besides the model, I believe 3 more will be available in future phases...I've lived in Portola Place apartments and in Orchard Hill and it's apples to oranges. Portola area is...

Orchard Hills vs Stonegate vs Eastwood

Terrazza Plan 2X hands down...Buy in the last few phases when the homes at the top near the models become available. They're located on single loaded streets with nice views from the second floor. I bought in Terrazza and have no regrets...

Johns Creek ranks #1 Best Place to Live by U.S. News & World Report

If you don't mind me asking, what do the yields mean? Eyephone. Personally I like Mortgage REITS over brick and mortar REITs due to its liquidity. The Book/Value discount looks very attractive for Annaly Capital Management (NLY) and American Capital Agency (AGCN). Their current yields are...
