Toll Brothers is building another community in the Great Park

Our experiences with New Home Company were nearly perfect. They were incredibly responsive. Which is the standard that we compare Toll with.

I heard of similar problems with Toll at Hidden Canyon in Irvine.

Toll Brothers is building another community in the Great Park

Multiple things: The usual problems that pop up in new home construction, we'd submit a request to have the problem fixed. They'd fill the problem as completed on their portal, meanwhile nothing had been done. Took forever to have customer service actually respond to fix requests. We paid extra...

Toll Brothers is building another community in the Great Park

Not a fan of Toll. Bought a house from them once, never again. Calling themselves American's Luxury Home Builder, I've found they're not so "luxury" after all. And these homes that are 3 stories are ridiculous. Maybe if they go 4 stories they'll be able to pack even more houses closer together!

Newer Irvine listings with crazy WTF asking prices from equity sellers

https://www.redfin.com/CA/Irvine/137-Prestigo-92602/home/169474523 $6,650,000?! For 4/4.5 3554 sq feet. My mouth literally gaped when I saw this. Yeah, I know, there's a view. But $1871/sq feet? Really? I'd be surprised if this house sells for anywhere near this number.

Newer Irvine listings with crazy WTF asking prices from equity sellers

Is that the seller or agent taking the pics? I assumed it was the seller, since there are pics in there from Christmas! Another one looks like they're holding a banquet with tables set up with cheap plastic table coverings. And there are pics in there with a Kirkland trash box and a stepstool in...

Box of trash bags on the floor along with a stepstool visible in another photo. Nah, can't bother to clean up the house before trying to sell it.

    Portola Springs fire risk?

Irvine isn't an apples to apples comparison to Altadena. Altadena had older homes that were not built to the fire standards that the Portola Springs area homes have. I was involved in the evacuation of homes in the Portola area a few years back when fires crept to the edges of and thru areas of...

https://www.redfin.com/CA/Irvine/123-Oakstone-92618/home/188066470 Seems a bit pricey if you ask me. Not all bedrooms are en suite. WTF?! Nice views though. Is that the sole reason for what seems like a ridiculous price?

    Price Increases on Resale?

I don't understand price increases on resale homes that have already been on the market for a period of time. Take https://www.redfin.com/CA/Irvine/23-Plymouth-92620/home/4779149 Went on the market 12 days ago at $1.985 million, today increased to $2.199 million, an increase of $214K. Why? If...

This one's on the market again. Same price after the reduction. Now jazzed up with staged furniture. Still crappy builder standards, still no back landscape, still contractor front landscape. Still only the nice view is the only positive thing to say. The staged furniture is no more reason for...

    Lambert Ranch

Yup, still live here, still very happy. And yup, not much on TalkIrvine nowadays. Good memory! Without specific data, hard to say that houses sit on the market longer. There's a very small "n", I think, to make such a generalization. It's a small community, and at any one time there are less...
