    That's an idea. I am wondering if the landlord will allow one because she may want to find and rent at her own terms. This is Irvine, so is easy to rent but it's a private landlord that I am dealing with.

    They may be start selling much earlier to take advantage of the demand. Like CalPac that started selling before Models were ready. The nice green cover visible from EW will now be replaced with homes pretty soon :(

    250K in 6 months!! What is happening right now probably easily beats the insane price rise of 2005 I think. I doubt any RE professional could have predicted such demand and price rise in the middle of last year.

    The good thing about Fresco in the earlier phases was that most lots were 4800 sqt on average , which probably is big for new homes in Irvine. The current phases have it 3900 on average, with a couple of large ones(5500-6500) at the corners(not regular shaped).

    Sometimes I blame this on the city for allowing to build  on the edges of the city. The plant was possibly build years ago at a distance from homes. OH4 will likely be closest. The plant is right behind the Orchard.

    That's like 25% over list price! I get the lack of inventory but  wonder the buyers psychology when they go to this extend to bit up prices. I don't think first time buyers are bidding up like this in Irvine or are they able? I can only think of move up buyers who are able to sell their existing...

    over 200K over the list price based on the Nov price list price of 965K - It must have gotten over 25+ offers I am guessing! Well, I wish I had a house to sell in this market. When I sold in July last year, i hardly got 4 offers although it was priced well to the comps.

    I have asked. I have to see what the contract says...most likely in favor of the builder. They can easily claim LG is more expensive than KA, and not give us a dime! The mismatched brands is something I don?t like. Can't  do much I guess with Seller having leverage in this  market.

    Nope, we were specifically told LG would be permanent. We are not happy about it and made it known. Hoping to hear back from IP on this.
