Orchard Hills 4 - "The Summit" Updates

It really doesn't make sense to close the priority list, but Shea seems to do this all the time. I mean, 100, 200, 500 people on the list, what's the difference?

Thinking of buying in Portola Springs. Few questions…

That's because MOST of PS is not near the toll road. It's only a small area, from the toll road to around Ridge Valley, that is southwest of the landfill. Most of PS is either south or slightly southeast of the landfill. The new area of PS is mostly southeast of the landfill, so that's why we're...

Orchard Hills 4 - "The Summit" Updates

Decent lot sizes, but a lot smaller than the Cielo one at 6928 sqft. Also noticed that 424 and 432 Fieldhouse had been reserved now. Only 428 still available.

Orchard Hills 4 - "The Summit" Updates

I guess it's considered cheaper than Cielo since these Vista homes look like view lots also. How big are these Vista lots, though?

Orchard Hills 4 - "The Summit" Updates

If you're talking about Crestview, then $3M-$4M is correct. YMMV was probably talking about TB, which starts at $6M for normal lots and could go as high as $8M for view lots.

Orchard Hills 4 - "The Summit" Updates

The pricing for those Vista homes is ridiculous. So their model homes are not open to public yet? We went to check out the Crestview model homes this weekend and Brookfield and TB areas were blocked off.

Olivewood at Portola Springs by New Home Co.

Their thinking is flawed due to the current housing market condition. Your math is also flawed because you only earn $160k after 1 year, which is not what they had in mind. They thought they could flip within 3 months, at the most, which, again, is flawed due to current housing market condition.

    New communities in Portola Springs

It only takes common sense to understand that someone looking at $3.5M+ home is not going for $6M+ home. Cielo lots that were $5M+ were view lots, which would go at $7.5M to $8M at Pinnacle and Skyline. These $6M lots are just normal lots. View lots will have $1.5M lot premium. You keep...

    New communities in Portola Springs

Apples and oranges. Someone who's looking at Cielo is definitely not waiting for Pinnacle or Skyline, which are anticipated to start from $6M.

    New communities in Portola Springs

I think buyers are now just focusing on OH Summit. No one cares about PS anymore. On the other hand, Shea already closed their priority list, so buyers can't even buy Crestview even if they wanted to.

"Cry 'Havoc!', and let slip the dogs of war".

Because Trump likes to take credit for other people's work and blame others for his mistakes.

    Corte Bella- Westpark

A 1575 sf home has no business being a 4 bedroom home. You look at those condos in PS, like Hillside and Arbor, they're 2000-2200 sf homes, being 3 to 4 bedroom homes.

    ICE or EV?

I'm definitely interested in R2, but will have to wait and see what it's priced at.

    President Trump

Trump supporters don't really use their brain. First of all, there is no infrastructure in place. It takes years to set it up. Secondly, and more importantly, WHO wants to do these jobs? Certainly, MAGAts don't want these low paying jobs? Do they want their kids doing these jobs, like those...

Orchard Hills 4 - "The Summit" Updates

Less than $500k premium, actually. Phase 1 is priced at $670k higher than Phase 2 due to $200k upgrades.

Orchard Hills 4 - "The Summit" Updates

They're tiny lots. Don't think anyone would pay $1.2k/sf for them. People did that for Olivewood at PS in the beginning, but now no one is touching them.

Orchard Hills 4 - "The Summit" Updates

Probably because Crestview is the least desirable community in Summit due to it being at the bottom of the hill, but it seems to be priced about the same as Cielo in PS. The two homes in Phase 1 seem to be privacy lots since its backyard is facing Portola Pkwy. Could be very noisy though. But...

    Ovata and lily

Because way overpriced. Even after the price cut, it's still almost $1k/sf. That's laughable for Great Park.

Orchard Hills 4 - "The Summit" Updates

$5000 for MR isn't bad. I heard it was supposed to be around $8000.
