Is it probably like the arabiki sausage they sell at Costco?

Would you say Lake Forest is on par as far as crime rates go with the average of Irvine and Tustin combined? I have a feeling it's not as "safe" there?

I looked up the school websites for fun and it was nice learning about some top high schools that are outside of Hawaii! ;)

We are a family of 3 but I'm the youngest at 36 y.o. ;)

We are actually looking at both Tustin & Irvine, but it seems like Tustin doesn't have as many 3/2 rentals overall as Irvine... we are also considering Aliso Viejo but that would be a last ditch effort because gas prices would offset most of the savings in rent probably.

We currently pay $3.1k in a nice 3/2 condo in East Honolulu so $4k would be quite the nearly impossible stretch for us unfortunately...

Those are the stores we had in mind initially too! What about places like Wholesome Choice or Mother's Market? Do they carry organic and/or high quality produce?

So the homes we see on the MLS and similar listings, that are still active, what are the odds of someone getting to lease a given <$3.7k 3bd 2ba home in Irvine? (i.e., about how many other applicants are there for these kinds of homes these days?)

The Irvine Farmers Market at Mariners Church looks great! Would you say there are as many organic produce vendors as non-organic produce vendors?

This seems like an excellent spot! Do they usually sell out before closing time at 6pm?

What is your go-to destination for organic produce in Irvine? I've found that Sprouts only has a limited selection of organic fruits & vegetables.

I'm in Hawaii and will move to OC in December, but do OC Costcos have the all-beef hot dogs like the Hawaii Costco(s)? And we had onions & relish, but no sauerkraut. ;) The hot dog was "plus" sized (extended past the bun) and came with a 20oz fountain drink (which we declined) for $1.50.

I think $1M is a good starting point, and then you could go with the best (reasonable) offer from there. ;)

I think if prices come back to spring prices during early winter this year, we'd be happy campers!

This is our thinking exactly! Glad to see that we weren't in our own silo with this... ;)

But just a month or two ago, prices were actually about 10% lower than the previous YTD... and then suddenly supply evaporates and prices are almost back to where they were last year. ;(((

When do you think we can expect to see a return to more normal rental home prices & supply in the Irvine & Tustin markets? We are hoping to move in December and the current lack of supply with sky high prices are not going to be something we would want to deal with.
